INSTRUCTIONS: OHIO CONSENT TO POWER TO SELL REAL ESTATE (Form 11.0)

The document discussed in this article is used by surviving spouses, legatees, devisees or heirs of an Ohio decedent to empower the fiduciary of the estate at any time to sell, at a public or private sale, or to grant options to buy, or to exchange or re-exchange real estate belonging to the estate. This document also authorizes the fiduciary to execute and deliver the necessary deeds or other conveyances as are consistent with law and this power of sale. Note that any such sale, option, exchange or re-exchange will be on terms consistent with law and at a price no less than 80% of the appraised value of the parcel as shown on the inventory and appraisal filed with the court. The document can be obtained from the website maintained by the Ohio Supreme Court.

If this is the case, specify the parcels on the lines provided on the second half of the first page.
