INSTRUCTIONS: GEORGIA TAXPAYER'S RETURN OF REAL PROPERTY (Form PT-50R)

Georgia residents and non-residents who own real property in the state must file a form PT-50R on an annual basis documenting these assets. This document can be found on the website of the Georgia Department of Revenue.

Georgia Taxpayer's Return Of Real Property PT-50R Step 1: At the top of the form, enter the name of the county in which the property is located and the tax year for which you are filing.

Georgia Taxpayer's Return Of Real Property PT-50R Step 2: Section A requires you to identify the property in question. Enter the property's map and parcel identification numbers, the tax district name, the account number assigned, and a description of the property.

Georgia Taxpayer's Return Of Real Property PT-50R Step 3: If the property is in a covenant, give the year the covenant began.

Georgia Taxpayer's Return Of Real Property PT-50R Step 4: In section B, give the name and address of the owner from last year.

Georgia Taxpayer's Return Of Real Property PT-50R Step 5: If either the name or address of the owner has changed since last year, enter the new information on the right side of column B.

Georgia Taxpayer's Return Of Real Property PT-50R Step 6: Section C concerns the fair market value of your real property. For land, enter the acreage of each piece of property, its class or strata, its total fair market value the previous year and its total fair market value for the current year. The classes are "R" for residential, "A" for agricultural, "C" for commercial and "I" for industrial. The strata are "1" for improvements, "3" for lots, "4" for small tracts, "5" for large tracts and "6" for production/storage/auxiliary.

Georgia Taxpayer's Return Of Real Property PT-50R Step 7: For all improvements performed on the property, enter a description of the improvement, its class or strata, and previous and current fair market values.

Georgia Taxpayer's Return Of Real Property PT-50R Step 8: The tax payer or their agent should sign and date Section D.

Georgia Taxpayer's Return Of Real Property PT-50R Step 9: File the form with the tax commissioner or tax assessor in the county where the property is located. The form must be submitted by April 1.
